From the Nineties to Now: How Barbadian Architecture Actually Changed

The houses built here in the 1990s and the ones we draw today look different for concrete reasons — materials, energy costs and hurricane engineering, not fashion alone.

If you want to see how much Barbadian residential architecture has shifted, drive through a suburb built in the mid-1990s and then through one being finished now. The change is real, and it is not mainly about taste.

The nineties house, as I remember it, was a block-and-slab bungalow with a hipped roof, modest window openings, tiled floors, a carport, and — increasingly through that decade — a split-system air conditioner in the bedrooms and a solar water heater on the roof. That last detail matters: Barbados was already one of the highest per-capita adopters of solar water heating in the world by then, and it normalised the idea that a roof does energy work. Otherwise, the plan was compartmented: separate living, dining and kitchen, small openings, and cooling handled mechanically rather than by the building form.

Three pressures changed that. Hurricane engineering became explicit rather than assumed — straps, continuous load paths and impact-rated openings moved from optional upgrade to standard conversation, driven by regional storm losses and insurance expectations rather than by any mandatory national code, which Barbados still does not have. Electricity costs, tied to imported fuel, made air conditioning an operating-cost decision instead of a comfort default. And the 2030 renewable and carbon-neutrality target reframed the roof as a generating surface, not just a shedding one.

The result is a house with a different logic. Plans have opened up so air can cross from one facade to the other. Verandahs and covered outdoor rooms came back as genuine programme instead of a leftover slab. Deep overhangs, operable louvres and shading devices are drawn for our sun angles rather than borrowed from a magazine. Roofs are pitched and framed with photovoltaic loading in mind. Rainwater harvesting and greywater reuse appear in briefs from clients who would not have raised them twenty years ago.

There is also a visible return to vernacular reference — gable ends, fretwork, jalousie-derived louvres and timber screening applied to concrete structures. In the nineties that combination often read as pastiche, a decorative gesture on a suburban box. Now it tends to be structural and functional: the louvre actually ventilates, the gable actually sheds wind, the screen actually shades a west elevation.

What has not changed, and should not, is the underlying material reality. Concrete block, cast slabs and local labour still define what is buildable and financeable here. The honest advance is not exotic materials; it is spending the same budget on shade, airflow, structural continuity and a roof ready for panels, rather than on square footage that needs a compressor to be habitable.

Looking back at the nineties, I do not think that generation of builders got it wrong — they built durably in a decade when air conditioning looked like the obvious solution to a hot climate. We simply have better information about what running that house costs, and better reasons to let the building do more of the work itself.
