By browsing this site, submitting a form, or purchasing a drawing package or service, you agree to these terms. If you do not agree, please do not use the site or place an order.

• Architectural design and drawing services, including custom residential design, renovations and interior work.
• Ready-to-build house plans in tiers: Planning drawings, Construction drawings, and the full Planning + Construction package.
• Archiquant, our Barbados-specific construction cost estimator, and related construction calculators.
• Consulting, project management and permit-support services quoted separately.

You must be at least 18 years old and able to form a binding contract to place an order. If you order on behalf of a company or client, you confirm you are authorised to bind them to these terms.

Some pages — Orders and plan Downloads — may require you to sign in. Keep your sign-in details confidential; you are responsible for activity under your account. Tell us immediately if you suspect unauthorised access. We may suspend an account we reasonably believe is being misused.

Every plan purchase is governed by our House Plan License Agreement, which is issued with your order confirmation and is incorporated into these terms by reference. In summary:

• Plans are licensed, not sold outright. Copyright in the drawings stays with us.
• A Single-Build licence permits one construction of the design at one site. A Multi-Build licence permits the specific number of builds purchased and no more.
• Licences are personal to the purchaser and may not be resold, shared, published or transferred without our written consent.
• A professional stamp and local permit review is a separate paid add-on. It is not included in a plan package by default, and plans without it are not submitted-ready.
• Modifications to a plan are only permitted as described in the licence and on the plan page; structural changes require a qualified local professional.

Where the House Plan License Agreement and these terms conflict on licensing matters, the licence agreement controls.

All designs, drawings, renders, models, photography, video, written content (including Journal articles), branding and the Archiquant tool are the property of Blue Island Projects & Design Inc. or our licensors. You may view and share links to our content; you may not copy, republish, resell, scrape, train models on, or create derivative works from it without our written permission.

Archiquant outputs, cost ranges, wind-load figures, solar sizing and every other calculator result are preliminary planning aids based on the inputs you provide and typical Barbados assumptions. They are estimates, not quotations, engineering certifications or professional advice, and they are not a substitute for assessment by a licensed engineer, quantity surveyor or contractor. Do not rely on them for permitting, financing or construction decisions.

Some links on this site — including in Journal articles and product suggestions alongside house plans — are affiliate links. If you buy through them we may earn a commission at no extra cost to you. This never changes what we recommend, and matches the disclosures shown on the relevant pages.

• Do not misuse the site, attempt to breach its security, or interfere with other users.
• Do not scrape, bulk-download or automate access to our content, plans or images.
• Do not resell or redistribute our content or drawings.
• Do not submit false, misleading or fraudulent information through any form, including testimonials, orders and quote requests.

Testimonial submissions are reviewed before publishing and may be edited for length, spelling or clarity without changing their meaning. We may decline to publish, or later remove, any submission at our discretion. By submitting a testimonial you grant us a non-exclusive right to publish it, with your first name and parish or project, on this site and in our marketing.

• Prices are shown in Barbados dollars (BBD) unless stated otherwise, and exclude any taxes, duties or bank charges applied in your country.
• Prices are subject to change without notice for items not yet purchased. The price shown at checkout, as confirmed by our server, is the price that applies to your order.
• Orders are confirmed once payment (or the agreed deposit) is received and we have issued a confirmation.
• Design and consulting engagements are invoiced per the schedule set out in your proposal.

To the fullest extent permitted by law, and consistent with the liability clause of the House Plan License Agreement, our total liability arising out of or relating to the site, a plan purchase or a service engagement is limited to the amount you paid us for the item or engagement in question. We are not liable for indirect, incidental, special or consequential loss, including construction cost overruns, delays, lost profit, permit refusals, or errors introduced by a third party who altered our drawings.

You agree to indemnify and hold Blue Island Projects & Design Inc. harmless from claims, damages and costs (including reasonable legal fees) arising from your misuse of the site, your breach of these terms or of a licence, or construction carried out from our drawings without the required professional review and permits.

We may suspend or terminate your access to the site, an account, or a licence if you breach these terms — including unlicensed reuse of our drawings — without refund where the breach is material.

These terms are governed by the laws of Barbados, and the courts of Barbados have exclusive jurisdiction over any dispute arising from them.

If any provision of these terms is found unenforceable, the rest stays in force. These terms, together with the House Plan License Agreement, the Privacy Policy, the Refund & Cancellation Policy and the Cookie Policy, form the entire agreement between us and supersede earlier discussions on the same subjects.

We may update these terms; the “Last updated” date will change and material revisions will be announced on the site or by email. Continuing to use the site after an update means you accept the revised terms. Orders already placed are governed by the terms in force when you placed them.
